Beta Status

BridgePoint is currently operating in Beta and is available in Georgia. Some planned features and integrations, including rent reporting and integrated credit tools, are still under development. Features identified as “Coming Soon” are not included in the currently available version of the program and are not guaranteed to become available by a particular date.

Eligibility

Membership is open to renters and aspiring homeowners age 18 or older in Georgia. Members may lease from E&S Real Estate Group or from another housing provider. Members must complete a program enrollment form and remain in good standing.

Receiving an E&S Homebuyer Benefit additionally requires the member to qualify as a first-time homebuyer under the applicable HUD first-time homebuyer definition identified in these Program Terms. In general, this may include someone who has not had an ownership interest in a principal residence during the applicable three-year period, along with certain additional HUD-defined circumstances. Final eligibility is determined under the Program Terms and applicable requirements.

Membership Tiers and Fees

BridgePoint offers three membership tiers: Foundation ($15 per month), Momentum ($35 per month), and Closing ($65 per month). Each tier includes a different set of education, tools, and personalized services, and each tier has a different maximum potential E&S Homebuyer Benefit: up to $2,500 for Foundation, up to $3,500 for Momentum, and up to $5,000 for Closing.

Membership fees pay for program services, are billed monthly, and are nonrefundable. Membership fees are not deposits, escrow, or savings. Members may change tiers, and tier changes take effect on the next billing cycle.

External Savings

BridgePoint does not accept, hold, return, transfer, or store member savings. Members save in an external bank or credit-union account they own and control. BridgePoint helps members plan and track savings progress and may request documentation to verify eligible external savings.

BridgePoint is not a bank, savings institution, escrow provider, credit-repair organization, or investment account. Nothing displayed in the member portal represents funds held by BridgePoint.

E&S Homebuyer Benefit

The E&S Homebuyer Benefit is a conditional brokerage closing credit that may be available to eligible members. The listed tier amount is the maximum potential benefit for the tier, not a guaranteed payment. The actual benefit is calculated using verified eligible savings, membership tier, purchase details, E&S brokerage compensation, lender requirements, loan-program limits, and eligible closing expenses.

Personalized brokerage representation, home-search services, and the E&S-funded Homebuyer Benefit require an attorney-approved buyer-brokerage agreement with E&S Real Estate Group. Any benefit is applied at closing and must be disclosed through the closing process. Mortgage approval is not guaranteed, credit-score increases are not guaranteed, and tier maximums are not guaranteed.

Six-Week Eligibility Requirement

Members must maintain active membership for at least six consecutive weeks and complete all required enrollment steps before becoming eligible for an E&S Homebuyer Benefit review. Six weeks establishes eligibility for review. It does not guarantee a benefit.

Credit and Rent Reporting

Credit-score display and monitoring are Momentum and Closing features and are not yet active. Credit monitoring and educational information may help members better understand their credit profile. BridgePoint does not provide credit repair and does not guarantee an increase in credit score.

Rent reporting is a Closing-tier feature and is not yet active. Rent reporting does not guarantee an increase in credit score. Eligibility, reporting practices, bureau participation, and credit impact may vary.

Classes

Members receive included access to eligible member classes. Selected classes are open to the public, and non-members may register as a guest for the listed one-time class fee without becoming a member. Partner Professionals who teach classes are independent professionals; attendee contact information is shared with a Partner Professional only when the attendee opts in.

No Guarantee

This program is not a loan, deposit, or investment product. E&S does not guarantee mortgage approval, purchase price, timeline, credit score improvement, or any specific savings outcome. Calculator projections on this website are illustrative.

Changes to the Program

E&S may modify or discontinue the program at any time. Current members will be notified of material changes.
